 How much house can you afford? The answer to this question is based upon several factors. First your own personal "financial comfort level" and secondly, your financial condition. You may qualify for a loan amount that is greater than you comfort level. Stay within your comfort zone.

What is a pre-qualification? A pre-qualification is an estimate of how much you can afford in a mortgage payment. A pre-qualification is just that, an estimate. It is based upon the information you provide, and is subject to the approval process, including further details such as a credit report, appraisal, and income verification.

What is a pre-approval? A pre-approval is different. It is a firmer commitment on behalf of the mortgage company. The credit report is already done, and the terms are subject to the appraisal of the house you intend to purchase. A "pre-approval" gives the home buyer an advantage in the marketplace. It is easier to negotiate with a home seller, and closing the transaction usually takes a shorter period of time. Pre- approval also makes the home buying process less stressful knowing that you're already approved.

Getting pre-qualified for financing is in “my opinion” the most important aspect that a serious buyer should do, before starting to look at a home.

 

WHY?
 

1). Getting pre-approved gives the buyer a definite price range to be looking in.

Here is an example of what happens "if"  the buyer does not get pre-qualified….

Say you go to the grocery store to buy groceries with a credit card that you think has enough money on it...

You spend an hour filling up your grocery cart, planning meals for your family, only to find out when you check out that the card was declined due to insufficient balance... 
Talk about embarrassing, Talk about a waste of time, not just your time, but other people involved, the cashier's time, the box boy, the people who restock the items etc...
It’s very humiliating, to say the least….
 
So Shopping for a home without being qualified is the same thing, only worse.
 
You're wasting your own time (probably more than 1 hour), your wasting the agent's time, and your wasting the seller of the home's time.
 
Spending a little time getting pre-qualified will not only save you, your agent and the seller time, it will also save you from getting frustrated, because you will know exactly what amount you are approved for.
2). Getting pre-qualified gives the buyer a good idea of how much money they will need to have for a down payment & for closing costs. 
 
Make's the stress level a lot less!
 
3). Getting pre-qualified will make your realtor work harder to help you find a home.
 
 Including myself, I will work much harder for a buyer that is financially capable of actually buying a property, then for someone who may or may not know if they qualify.

4). Getting pre-qualified will make your offer stronger to a seller.

Once upon a time you could make an offer with no pre-qualified letter… not anymore! 

All listing on the Ventura, Santa Barbara and LA County MLS always specifies: Send offer with pre-qual letter, or if cash, send proof of funds.

  About Krisili Ward

 

  REALTOR Krisili Ward was born in Encino, California and was raised in     Saugus (Canyon County). She attended Mint Canyon Elementary School on Sierra Highway from K-6 grade and then Sierra Vista Middle School in downtown Saugus. She then graduated from North Hollywood High, in North Hollywood California and on to Ventura College to study Real Estate.
